If you rent your home in Stockholm, your landlord may be able to let you in before you need us. Here is an honest guide to who to call, and who pays.
Your landlord's on-call line
Many landlords in Stockholm, municipal and private, have an on-call service for tenants outside office hours. In Swedish it is often called "jour" or "fastighetsjour". Look for:
- a notice in the stairwell or by the street door
- your rental contract or welcome letter
- your landlord's website or tenant app
Call them first. Some will send someone to let you in, usually for a fee. Some only help with building faults like water leaks, not lockouts. Some don't answer at night. If they can't help, call us.
Who owns the lock?
In a rental flat ("hyresrätt"), the lock belongs to the landlord. That matters in two situations:
Opening. We can open your door without the landlord. We check your ID and that you live there, for example with your rental contract. You pay us, not the landlord.
Changing the lock. If your keys are lost or stolen, or there has been a break-in, the lock may need changing tonight. You can have it changed through us in an emergency. Tell your landlord the next working day and keep our receipt. Some buildings use a master-key system ("huvudnyckelsystem"); then the landlord usually orders the cylinder. We tell you on the phone if your lock looks like part of one.
Who pays?
A lockout. Usually you. Losing or forgetting your keys is the tenant's responsibility.
Lost keys and a new cylinder. Usually you, though your home insurance may cover part of it. Check your policy.
A break-in. Your landlord may be responsible for the door and the lock. Your insurer may cover other costs. Report it to the police (114 14, or 112 if ongoing) and talk to both.
A worn-out lock that fails. Often the landlord's responsibility. Call their on-call line first. If you need us tonight anyway, keep the receipt and ask them about it.
Subletting
Many newcomers live on a sublet ("andrahandskontrakt"). Your first contact is the person you rent from, who is the landlord's tenant. If they can't help, call us. Have your sublet contract ready on your phone for the ID check.
Student housing
Student housing in Stockholm may have its own on-call service. Check your housing company's information first.
